Tribunal tick for Terraces

Developer Iris Residential is keen to make up for lost time after receiving State Administrative Tribunal approval for its $130 million The Terraces at Claremont.

 

The Metro West Joint Development Panel in September last year rejected the luxury 142 apartment development in the Claremont on the Park precinct for having too many levels and the potential to disrupt traffic. 

A proposed eight storeys was considered to be inconsistent with a planning scheme for the area, despite the development being only 1.2m taller than the neighbouring Essence tower by Blackburne Property Group. 

The week's SAT decision noted the tribunal was convinced the proposal was compliant with relevant planning frameworks.

"On balance we are persuaded that the correct and preferable decision is that the proposed development should be approved," it said. 

Registrations of interest will soon open for The Terraces, with a full market launch likely early next year.

Iris Residential managing director Simon Trevisan said he was pleased a commitment to "design excellence" had been recognised by the tribunal.

"We can now get on with delivering what will be an outstanding apartment project," he said.

"A significant level of effort and investment has gone into ensuring we created an inconic and attractive development for this site - one that makes the most of the enormous north-facing frontage it offers, and includes world's best practice in environmentl and sustainable design. "We believe this is the first SAT decision based on the State Government's Design WA planning policy, which set outs the new high liveability and sustainability standards for apartments."

The Terraces is expected to get an 8.5-star NatHERS rating and Mr Trevisan said sustainable design was at the core of its projects. 

"The development's design means 95 per cent of apartments are northerly orientated and we have incorporated world's best-practice sustainability features including double glazing, cross-ventilation and passive solar principles, which are expected to significantly cut energy consumption for residents," he said. 

The Terraces development overlooks Claremont Oval and is opposite the train station. 

The Town of Claremont, which has been opposed to the development, was contacted for comment.
